The Bed & Breakfast is only a few kilometre from Kitzbühel, one of Tyrol’s most attractive ski and hiking regions. Explore Kitzbühel Ski Circus winter, offering cross-country tracks and ski runs for beginners as well as experienced skiers. Twice a week you can go night-skiing on illuminated ski runs or the toboggan run. If you take Gaisberg lift for your last ski-run you can ski directly to the guesthouse. In summer, Kirchberg is nearby many excellent hiking paths, also accessible via cable car. Explore mountains pastures on your borrowed bike.

Tourists information

By car:
- Coming from the North, follow the Munich-Kufstein motorway until exit
Wörgl-Ost/Brixental or exit Kiefersfelden.
- Continue along the Bundesstraße, direction of Kufstein, until Wörgl and
then Brixental.
- In Kirchberg, drive until you reach the roundabout in the centre and
continue towards Aschau – Rösselwirt – Pfeffermühle.
- Continue until Kirchberg Ski School, passing Der Tiroler discothèque in the
process.
- After about 100 metres you will see a farm house on your right-hand side.
- Turn right and continue uphill until you reach the bed & breakfast.

- Coming from the South, follow the Brenner motorway until exit Wörgl-
Ost.
- Continue in the direction of Brixental.
- In Kirchberg, drive until you reach the roundabout in the centre and
continue towards Aschau – Rösselwirt – Pfeffermühle.
- Continue until Kirchberg Ski School, passing Der Tiroler discothèque in the
process.
- After about 100 metres you will see a farm house on your right-hand side.
- Turn right and continue uphill until you reach the bed & breakfast.

- Coming from the East, follow the Salzburg motorway and then the
Lofer-St. Johann in Tirol motorway.
- In Kirchberg, drive until you reach the roundabout in the centre and
continue towards Aschau – Rösselwirt – Pfeffermühle.
- Continue until Kirchberg Ski School, passing Der Tiroler discothèque in the
process.
- After about 100 metres you will see a farm house on your right-hand side.
- Turn right and continue uphill until you reach the bed & breakfast.

Cancellation policy

Cancellation Policy: If cancelled up to 30 days before date of arrival, no fee will be charged.
If cancelled up to 10 days before date of arrival, 80 percent of all nights will be charged.
If cancelled later or in case of no-show, 90 percent of all nights will be charged.

Children and Extra Bed Policy: All children are welcome.
All children under 5 years stay free of charge when using existing bedding.
All children under 2 years stay free of charge for cots.
All children under 5 years stay free of charge for extra beds.
All children from 5 to 15 years are charged 50 % of the room stay per night and person for extra beds.
All children from 16 to 18 years are charged 80 % of the room stay per night and person for extra beds.
All older children or adults are charged 100 % of the room stay per night and person for extra beds.
Maximum capacity of extra beds/babycots in a room is 1.

Deposit Policy: A fixed amount of EUR 100 per room will be charged on the day of booking and is non-refundable.
